Our story

Greenfield Property Law was established by Fiona Greenfield in 2012 after more than a decade working in the property departments of large Belfast law firms. During those years, Fiona observed a recurring problem: clients were overwhelmed by legal jargon, frustrated by poor communication and surprised by final bills that bore little resemblance to initial estimates. She founded Greenfield Property Law with a clear ambition — to prove that high-quality property law advice could be delivered with complete transparency and at a fair price.

The practice began in a single-room office on the outskirts of Upton Hintzwood, handling residential conveyancing for local families. Word spread quickly. Within three years, the firm had expanded to a team of four and moved to its current premises at United Kingdom, Northern Ireland, Upton Hintzwood, CB2 3GM, 8 The Dell. Today we serve clients across Northern Ireland, from first-time buyers purchasing modest terraced houses to developers acquiring multi-unit sites, and everything in between.

Despite our growth, the founding principles remain unchanged. Every client receives a named solicitor, a clear fee quotation and regular plain-English updates. We measure our success not by revenue but by client satisfaction and the number of people who return to us or recommend us to friends and family.

Fiona qualified as a solicitor in 2001 and spent eleven years in the property departments of two leading Belfast firms before establishing Greenfield Property Law. She specialises in complex residential and mixed-use conveyancing, lease extensions and property development. Fiona is a member of the Law Society of Northern Ireland and regularly contributes to continuing professional development seminars on conveyancing best practice.

Declan joined the firm in 2016 after qualifying with a distinction in property law from Queen's University Belfast. He handles a broad caseload of residential purchases, sales and remortgages, and has developed particular expertise in adverse possession claims and boundary disputes. Clients appreciate his calm, methodical approach and his ability to explain legal concepts without resorting to jargon.

Sinead is the newest member of the legal team, having joined in 2022 after three years at a commercial property practice in Derry. She brings valuable experience in commercial lease negotiations and landlord-and-tenant disputes, complementing the firm's traditional residential focus. Sinead is also responsible for coordinating the firm's pro bono advice clinic, which offers free guidance on housing rights to local community groups.

Our role in the community

We believe that a law firm should be more than a business — it should be a positive presence in the community it serves. Since 2015 we have run a quarterly pro bono advice clinic at the Upton Hintzwood Community Centre, offering free 30-minute consultations on housing rights, tenancy issues and basic property questions. The clinic is open to anyone who cannot afford private legal advice and has helped hundreds of local residents understand their rights and options.

We also sponsor the annual Upton Hintzwood Primary School fundraiser and support the local youth football club. Our team members volunteer as guest speakers at community events on topics such as what to look for when buying a first home, understanding your rights as a tenant and how to resolve neighbour disputes without going to court.

These activities are not marketing exercises — they reflect our genuine commitment to the place where we live and work. Many of the people we help at the clinic go on to instruct us privately when they need more in-depth assistance, which we take as the highest compliment our community engagement can receive.
